On a commercial envelope, closed-cell foam is thermal insulation, air barrier and vapor retarder at once. Fewer interfaces, fewer details, fewer handoffs where a building envelope actually fails. Licensed and insured across New Jersey and Pennsylvania since 2014.
Specifying one material instead of three assemblies removes the interfaces between them — and interfaces are where commercial envelopes fail. Not in the middle of a wall, but at the roof-to-wall junction, at the slab edge, around every penetration that three different trades each assumed someone else was sealing.
Foam also conforms. Metal buildings, curved decks, exposed structural steel, irregular masonry — the material follows the substrate rather than requiring the substrate to accommodate a rigid product cut to size.
The trade-off is that it’s permanent and it has to be right the first time. Which is why the specification conversation matters more here than on any residential job.

Closed-cell applied directly to the metal skin controls condensation on the underside of the deck — the single most common failure mode in these structures.

Commercial work carries requirements residential often doesn’t: assembly ratings, coating systems over exposed foam, and on exterior wall assemblies with combustible components, the applicable large-scale fire test for that assembly. It belongs in the bid documents.
Getting closed-cell thickness right for where the dew point falls. Too thin doesn’t move it out of the assembly, which produces exactly the problem the foam was specified to solve.

Adhesion on steel, masonry and concrete depends on what’s already there. Existing coatings, oil, dust and moisture all matter, and they get checked before thickness is quoted rather than after.

Yes, and on occupied buildings that’s the normal approach. The building gets sectioned, each area is isolated and ventilated, and you get written re-entry times per section in advance. The phasing plan goes into the proposal so your operations team can review it before you award the job rather than negotiating it while a crew waits.
Exterior wall assemblies containing combustible components can trigger large-scale fire testing requirements depending on construction type, building height and the specific assembly. It’s a specification question, and it needs answering with your architect and the manufacturer’s tested assembly listings before anything is priced — not after. Usually, but the diagnosis comes first. Condensation on a metal deck can come from the envelope, from process humidity generated inside, or from inadequate ventilation — and foam only solves the first. Spraying a building where the real source is a wash-down operation or unvented equipment means an expensive layer that doesn’t fix anything. We look before we quote.

Some of this work is straightforward for us and some belongs with a mechanical insulation specialist — particularly anything with high operating temperatures or specific coating and cladding requirements. We’ll say which yours is rather than taking it and figuring it out.
During and immediately after application, yes — which is exactly why the work area is isolated, ventilated to the outside, and given a written re-entry time. Cured foam is inert and odorless. In a multi-tenant building the practical issue is usually shared HVAC and shared return paths, so we plan around those in advance and let building management notify tenants with real times rather than guesses.
Please do, and there’s no charge for it. Reviewing an assembly before it’s drawn costs an hour; resolving it in the field costs a mobilisation and a change order. We’re equally willing to tell you the assembly is fine and we’re not needed — that conversation has won us more work over the years than any proposal has.
